Tenant moved in the first week of December and there's been an excess of communication from the owners for somewhat minor issues or concerns.- Tenant submitted a work order for low water pressure in 2 bathrooms- Tenant submitted a work order because the garage door doesn't close all the way and left a 2-3 inch gap at the bottom- Owner initially refused to address either work order- Owner demanding the tenants place furniture pads on each piece of furniture- Owner calling multiple times to speak through the work orders, asking when they've been scheduled, calling a couple days later requesting the invoices- Owner calling because they want to access their storage in the basement so they can remove several pieces of furniture being stored- Owner now emailing requesting multiple property inspections throughout the lease cycle- Owner questioning my experience and relative PM knowledge because I'm not following up with her in a timely manner (the following day after the work order)Keep in mind, this is 2 weeks after the tenants had moved in and the tenants are very happy in the home.This is something we see on a regular basis.

From personal experience, there are multiple issues that can pop up and it is nice to be local to deal with them.

It's also rare you buy these properties with 20-25% and have NOTHING you need to address almost immediately in terms of repairs or capex. 

Usually b/c if the deal is so amazing, the money is rarely the issue, and b/c those people that do have the money thus get to cherry pick for the 1 in 10 or 1 in 15 that is the MOST amazing of "amazing deals." 

There are many problems with the concept which you have not bothered to address. 

We have two main issues that I will outline below: HeatingTwo heating systems in the home.

The issue is that if they say no, and no one else bites, I've shot myself in the foot. 

Find a lawyer and issue a lease violation for other issues such as excessive noise and furniture removal.

I believe that you don't get returns (failed to deliver) with bulk mailers so you don't know which addresses are bad.That's the simple stuff.My advice is to do various mailings that you or some prepares locally, that go out immediately, using 1st class postage.

The inspection showed more issues than we expected but the seller wasn't willing to negotiate so we cancelled in the due diligence period.
