That's actually what I did myself when I moved from Portland Oregon to Columbus Ohio (got priced out of my own market)! 

PS: I guess the best agent will be the closest to the actual price once you do your research!

And end of year actuals never pencil out like the spreadsheet...I'm not saying that it's a bad idea; I would just urge you to proceed with extreme caution.

Understanding what you can afford will help you narrow down deals that actually work for you!

The 90% they are paying you back is probably 1/3 of what they're actually making by you committing to a deal.

And a pro forma vs. end of year actuals are very, very different.
