Does anyone know if they have a co- insurance clause (link below for definition if needed), or does this only come into play if insured below market value (rather than below replacement cost)?

In NY, where I'm more familiar with zoning, its hard to get a CO converting a SFR to a 2 family.

I usually just install a CO/smoke combo on all floors while making sure they sleeping area one(s) cover all and that works just fine with the inspectors.

I don't bother anymore with parents as a co-signer.I am not concerned about private vs public.

Basically the textbook stated that, there is a new law in New Jersey, that if you try to sell a co-op, for the same amount or less then your investment, but aren’t successful after 4+ months on the market, then you can rent it out, regardless of any lease bylaws the board of that co-op has for renting. 

Get a co-signer. ( probably not possible with my family )Any advice or leads on good brokers and agents, especially via Skype or phone, would be greatly appreciated.
