to cut to the chase land deals normally need 50% cash down.. then lender will do the balance short term unless its ag land.. 

If you want good cash flow but amazing appreciation potential and rentals you want to hold for the rest of your life, I would definitely consider Columbus!

@Kenny Bao typically I’ve found my work in connecting in off market deals 100+ units has left me spinning my tires.  

We don't have much capital to work with outside the equity in our current home, but should be able to come up with first/last/deposit on a rental without selling.  

However my understanding is that exceptions can be made if unexpected life events happen such as job relocation, eminent domain, marriage, divorce, changes to family size, deployment, imprisonment, bankruptcy etc. 

I think having a balanced budget would be ideal where you allocate money into buying another property and money set aside for renovations.

Officially considering calling this home "A Bug's Life" and warning as many people away from HomeRoom as possible.

But, there are other strategies that can counter balance at least one of the disadvantages.  

Finding a deal that works now may not in 6 months to a few years.
