Hi All]I purchased a building lot in a non critical wet land area. Property is not considered wet per City. I am going to have a perk test run on the lot. If it is wet what can I do to mitigate this issue? Infill etc....

We did most of the leg work ourselves all the way through getting building permits, including verifying zoning, designing the structure with an architect, land surveys, soil studies, sewer line replacement, running the water line, getting the demolition permit w asbestos inspection & demolition of the original 1-car garage. 

Sandy,I'd send the photo to the inspector, and engage in conversation.

Personal friend is a plumber and he uses a system of pressurizing the system and injecting liquid plastic to seal it all up - - 20 year warranttee.Here in our locale, slabs frequently crack due to soil expansion and when fixing one of these, we jack-hammer the interior and r/r all the plumbing at one time.

I will allow them to cure the cat problem by also obtaining professional carpet cleaning which specializes in cleaning carpets with cat urine and soil, and perhaps a warranty against cat odors.

What do you generally do in poor soil conditions ( if you have run into this.... ) a structural basement, or crawlspace?

Wasn't an issue back when they bought it, and luckily the soil tested clean when they removed. 

As stated above, you don't really know the time and materials involved (from just tamping down the soil around it, which means maybe it is high all the way to pulling the post, re-digging the hole, and resetting it in sharp gravel or concrete, in which case you got an ok deal based on my labor and materials rates).
