They were never particularly nice, beach cabins on stilts with rattan furniture that usually had water stains from wet suits.  

Lead water lines have been a big topic here and I imagine in every older city in the midwest and east coast.

I hope you or someone is at least keeping an eye on your properties for break ins, squatters, roof leaks, temperature control, frozen pipes (if in cold climate), if you have a basement and sump pump goes out leading to water damage etc.I just talked to two investors in California that have let their properties sit vacant (no mortgages so paying property taxes and insurance).

Delaware Water Gap is more of a weekender, but can work.

I know what the rents should be for each of the units (2 vacant and 1 significantly under market), the taxes are listed on the MLS, I’m familiar with the water/sewer costs in close proximity to this building, and I know what percentage to use for my Vacancy, CapEx, and repairs and maintenance based on my knowledge of the local market.

They are my favorite, because they are cheap and snap together higher, which better protects from splashing water.

Or am I just slapping you with pure facts, common sense, and logic?

Once you have grown to the point where you are beyond house hacking and are purchasing for pure investment, not a place to live, then you can really start using the LLC or other strategies.   

It will be quicker I am assuming and will save money on my construction loan interest as a result but want to hear some other thoughts from others with more experience with new builds.for some context I am in Dutchess county ny, property has public sewer/water. 

Water in San Diego is real expensive.
