Some metrics I'd look at are nightly rates, cash on cash return, what type of tenant will I be renting to (nurses, wedding parties, and so on) to name a few.

@Chris WilburnIf you are willing to furnish the basement ADU, you could likely get more than $1800/month rent from medium-term renters (i.e. travel nurses) in the Portland area.

There are over 4 large hospitals and plenty of large companies here, so if you want to do MTR's you will find plenty of travel nurses and people with other occupations in need of temporary housing.
