Any tips for navigating the competition in such a hot market?

The sites that have "off-market" deals, FB, or wholesaler email lists, are just another market.

Also looking forward to sharing some of my experiences form the last few years in this market. 

At that percentage on that rent amount I suspect it is not all inclusive, but I do not know that market.
