I just need to be transparent about it to the people I am in business with.You meet Jane who wants to sell their house, to just "be done with it".

@Philip Johnson Property manager in Connecticut here, my experience is that you serve everyone that you put on the lease, plus "John and Jane Doe", just to cover your you know what, especially if the lease states everyone is liable to meet the full responsibilities of the lease.

@Jane Ng on a SFH rental I would encourage the tenant to take care of items like that.
