I would push for very low or no money down but having a Realtor that needs to have their fee paid it may still not work.Look up the owner if possible through truepeoplesearch.com and call them up directly.

you know you get a good hail storm and the storm casher/roofers are out in force telling everyone insurance will replace your roof.. they cold call you..

Though at 1525/mth it is projected to cashflow a little less than 100/mth  -- the numbers do not include what I like to call reality numbers (vacancy loss, maintenance, capex reserves).

Because at the end of the day it is called "investing" and you have to have the cash to invest to begin with.

Now I have VA's that do the cold calling/cold texting but that is how I'd suggest starting with $25K.
