We have experience in single family (we have assets in Miami, London and Tel Aviv), yet we are relatively new to MF.The question I have is, with the South Florida market as hot as it is are you continuing to buy there, in spite of the compressed cash flow, or are you looking further afield?

I think the recent virus was a good indicator......in spite of a national panic and worse than a recession (in some ways) the STR market flourished in most areas.......It's all about psychology...when people are repressed or depressed, they want to get away, have some fun...And even in a recession, most people can come up with a few bucks for a weekend away...

And for me, that's real estate, in spite of it being a hard time to be a buyer. 

They succeed in spite of themselves and only because real estate is a very forgiving investment.

In spite of the city sending Universal alerts, I have not been notified by universal of a single change in status or problem.

In fact, my mortgage broker has even suggested I transfer property to an LLC in spite of the due on sale. 

We are the highest for size in this community-raising the neighborhood value here in spite of a predominant, wholesale tax redemption market.

Also it appears that the demand for 2-4 unit properties is still strong in spite of the higher interest rates, right now my team is still getting lots of offers and selling multis above list price.Two things.

The tenant passed my screening process and then decided to not pay in spite of gainful employment, refused a cash for keys option to leave, and stayed until the day before the sheriff was scheduled to come out.  

My husband and I have been in real estate since 2005 and it's been an exciting both up and downs, but in spite of the downs they are learning and growth experiences of knowledge stored away for prevention of the next unknown challenge.
