Don,Further I will say that investors only equate cash flow to rental income and they are unaware of cash flow through notes and other debt obligations. now granted owning the asset also gives you tax bene's that notes do not.

The only point I would maybe add is that in this type of environment only big box landlords and property owners can competeOn the first interview on the BP podcast with Grant Cardone, he specifically said he wants to invest in Blue states because of all the above mentioned items you listed....but that's Grant Cardone he can afford to take on the extra burden that comes with crushing regulation.

@Xingcai Wu typically @Bob Floss II is right but the one way I see it fall apart is when the tenant doesn’t do what they need to do in the admin side to get the assistance grant.  

I'll take a stab at this your LLC is 1 new, Think of this as a person with no income no credit history and no assets.Do you think any bank will loan on these terms granted you and your credit will ultimately be the co-signer.
