Outside of Berlin, east German cities probably have the best cash flow potential.

I would personally not live in any mid west rust belt city no matter what neighborhood.. so not sure that is germane.. but one thing would be.. can you walk down the streets and feel safe.. or is it scary.

The question is germane, I believe,  to know what all of the hard-work & effort you've put into Real-Estate over the last few years has amounted to - in the real world...    

While I am currently living in VA I anticipate moving to Northern AL in the next few months (in my Gypsy wanderings I have lived in both the Birmingham and Huntsville areas). 1st - A "home base" for me to live in for about 6 months to a year at which time I would transition it into a rental property (I will be sharing said home base with my 26 year old son and 10 month old German Shephard puppy named Bubba) - so perhaps a single family with enough living space for all of us to have private living space (while we do all adore each other some alone time is required) or a duplex/multifamily?

I have owned 4 parks in Oregon and Washington.. and of course I develop single family communities in Or and Wa.. so have some working knowledge on the subject that is germane to the actual jurisdictions.. what they can get away with for MHP out in the mid west and deep south NO go on the west coast.  

A German relative was a heavy equipment operator that broke his hip while on the job. he was 45 years old when injured and sat on a waiting list for a hip replacement that never came.
