On AirBNB it's simple to add a day's buffer before and after a booking, but hard or not possible on VRBO.Hospitable is our PMS and I don't believe they've got that functionality.

A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection.When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.

Last time this happened I was going out of town and it made my lock not functional and I had guests and I had to cancel all of my plans.

There are platforms that combine a lot of these functions but most are more expensive than I need right now.

In the past I have always functioned in the class D space which meant its challenging at times to get very good tenants.

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.  

You have to remember, most agents have absolutely no clue what an investment property is or how it functions....I have had many clients ask me to manage their properties in the past and I have never agreed as that's not in my scope of expertise.

Thankfully, the rest of the US does not function like CA real estate.

hello-q: i hope that you have quite the plethora in information about the decide to..build a square space (office like in function) right next to house-to have "reason space" to work from home ('i am forced to work from home bcs of having parent who survives a stroke-cared for on/in house property, bcs putting her instead in assisted living-wouldn't be more affordable/feasable, and many states (california being one) are willing to help loved one(s) to age/stay in place as reason to build these extra spaces in/on property..putting her in the situation as more benefitting i am researching the state orgs to find out what to do=being as stellar the careful/accurate as i can with gathering as to what to do..including the obtain of funding per any grants.and trusting that having your consultation has us getting away from issue/noise over just purchasing/happenstance model in default assisted: residential (multi bed home stead-with all the red tape & fees/tax justify better?
