It is not too far from the University of Michigan stadium in Ann Arbor, and there is a substantial STR market in town, especially on football weekends.

I get it if there is a piece of land the size of a football field that has a view of the Bay Bridge or Alzatraz, that you can get for a steal with owner financing but short of that, do you really want to own a piece of dessert a half a state away that's never going to be developed?

I would second Nathan’s suggestion but take it a step farther offer the high school football, wrestling or other sports teams. 

Lots of concerts in addition to the football/baseball games. 

I would heavily advise against buying anything other than A+ location properties (i.e. right beside bars or football stadium).
