Other folks who do this regularly I'm sure could offer more details earned from daily experience.There's basically two flavors of a deal:(1) The person you are wholesaling to is trusted, either because you already have a relationship with them or because they are known in the investing or business community and their reputation is critically important to them.(2) The person you are wholesaling to is not trusted.

They would just pay more taxes on it so hope to take in future years when tax law changes might be more in their favor. ( Retired developers like to do these investments as they do not want to do the day to day stuff anymore).So there are all flavors of the rainbow when it comes to investors.If an investor is giving a sponsor with what appears to be somewhat limited experience 100k then that investor better be worth many millions because they are taking a punt on the project.

And as far as Scotsman Guide is concerned, once more you just had add a little extra Hinrichs flavor to your post about them by insinuating that most of what is in there is wholesale lenders for retail.Uh huh, but there are very specific sections for Residential and Commercial HMLs so there should be no confusion.
