Refinishing in my area is $5/sqft (or was before I started doing my own 13yrs ago).If this is a rental or mid level flip, I'd rent a drum sander and edger and do it myself.  

You want to drum up interest at the largest buyer pool possible, not price yourself out of a neighborhood.As always, read up and continue to ask questions!

After attending one BP webinar and reading "Ultimate Beginner's Guide To Real Estate Investing," I immediately discovered my enthusiasm focus all of my attention on real estate investing...it's right up there with my love for playing Drums, and Coffee (smile).

I also plan to do some direct mailing and even flyer hanging, myself, to try and drum up some of my own deals. 

Could you bring in another anchor that would drum up more interest?

You can try some free options like driving for dollars and calling for rent signs on small multi-res properties and posting ads on craigslist to try and drum up potential sellers.  

I plan to start knocking some doors this week and see if I can drum up anything.

For my washing machines I pour a gallon of RV antifreeze in the drum.
