haven't posted in a long time so please be gentle...my wife and i purchased a piece of land 3 years ago to build on (for ourselves). instead of building, and due to the madness of "covid" times, we ended up buying a house instead.we've been attempting to sell our land for 3 years now and have had 5 contractual offers. 2 of the buyers ducked out during attorney review for valid reasons (the land is near a landfill that's defunct), 2 because "they didn't know building was so expensive" (come on, do your research), and 1 recent offer backed out three days before closing!

Increased rates makes it more difficult for first time buyers because 1) the financed payment goes up 2) it decreases movement which results in boomers, etc not downsizing which lowers volume on the market and helps keep the prices from falling.Other drivers for these large rent increases are the recent property appreciation (last 10 years have had huge RE appreciation) and rents lag the property value increases, the Covid eviction moratorium has identified new risk that must be reflected in the income, the continuing trend to move to high growth areas which results in a large housing shortage in these areas, the lag of new housing starts that has existed since the Great Recession.

- upping your max # of guests somehow- "no cleaning fee" & upping the nightly rate accordingly CAN be a big driver of bookings in some markets- having your listing/pics done professionally (by someone who specializes in STRs)- a great outdoor area- if you wanna spend $, i'm seeing lots of people adding pickle ball courts & more stuff to do outside like that - having a car there that they can rent on turo for cheaper than the rental cars from the airport
