The Black Diamond meeting in Waltham (2nd meeting in Worcester) is a great event and one you should try to get out to.  

I have been driving for dollars lately and found a few diamonds in the rough.

I also bought a empty residential lot in the Prescott area (Diamond Valley for those familiar with the area) few years ago which has just been sitting.You could say I became an accidental landlord just like many others, and until recently did not think much of it. 

I will also be attending the black diamond event in Waltham that is coming up and would love to learn as much as I can.

She will be speaking at the Black Diamond real estate meetup/REIA that meets in Waltham.

The best one right now IMHO is the Black Diamond event in Waltham (2nd location in Worcester) and should be at the top of your list.  

(For comps, not for Zestimate).It's the only way I'm able to find "diamonds in the rough" since my primary market, Atlanta, has gotten too competitive.

But I think it's kind of like the diamond ring mentality -- that if something costs more, it must be more worth it.
