I wouldn't recommend in between, if that's not your cup of tea.I would just not recommend real estate "investing" the most intimate way.  

Find a property with updated kitchen, bathroom, updated fixtures, no carpet and brand new appliances.

Its just not my cup of tea. 

I raised the lowered ceiling, leveled the sloping floor, added under the floor heating, a soaking tub and separate shower as well as high quality quartz tiling and glass shower with brass fixtures and double sink.

From that, you can determine what parts of the Building you own and have to insure (ie. drywall, fixtures, cabinets,....)2.

Aside from painting and a fixture repair, it could have been leased and put right onto the market.

I am also skilled in painting, woodworking, restoring, installing fixtures, ect, so I'd be doing a lot of sweat equity myself.

Read the electrical and plumbing code, from what I read, anyone can replace light fixtures, switches, recepticals and faucets, but that’s how I read it, as for permits, depends where you are, some places have $200 thresholds, some require permits for any work, others do not require permits unless structure is changed like in Merrill.

@Daniel K Houck I have 2 kids and a wife and they don’t want to house hack either so I can relate to your post.The BP Money series interviews a bunch of people where Financial Independence is achieved through frugality, REI, and investing.The story is the same there-start young, make sacrifices before kids, rent out your bedroom in your apartment and sleep on a sofa and grow your own food and use K-cups twice and count each piece of toilet paper etc…and by your mid 30s you are free!
