Hello, quick questions:Many Wholesalers in my area ship their deals to key entities with large lists for sizable fee and I'm trying to understand why. . .

First check the by-laws, covenants and declarations to determine what is allowed and disallowed with regard to this type of rental. 

The exact application can get complicated and there are many exceptions (e.g. restrictive covenants in employment contexts have special rules).

It could be hunting, working Labradors, sports, ocean sailing ships, guy movies, Arnold Schwarzenneger, etc. 

It's up to you what kind of a landlord you plan on being over your real estate investing career but you do have an unwritten covenant with the society at large to serve, and protect, In other words to be responsible.

However that ship sailed and you are the only beneficiary.
