I learned long ago the more complex something is the more things can go wrong.Decades ago people were chasing the first easy million and the same seems to ring true today.

Same exact condo in my complex just sold for 500,000 last week. 

No excuses other than court cancelling of the eviction (we have encountered that once).  

I.e. a 5 unit apartment complex will likely only require an appraisal.
