Besides always bringing a good sense of humor I am particularly floored by David Green's ability to explain complex concepts in simple to understand ways.

That it has a strong "base case" cash flow from the house-hack, and that it has multiple avenues for material upside, combinining live in flip and house-hack concepts. 

But his concepts are good and work.

I'm intrigued by the concept of serial house hacking and feel like it's a solid strategy for accumulating investment properties.

FYI We looked at purchasing one that was operating already with a lease and I was really surprised how hostile banks were to the concept--they viewed it as a risky and potentially reputation damaging business.

The property is still purchased by you, but the LLC is the lender.Now if you are using a combination of things this same strategy/concept can still be used but you'll need to file a 2nd lien for your 2nd source of money.

I have seen some of these "Bookkeepers" who have a set price and then get VAs to do a lot of the work and they send pretty Excel financials over to make it look like they are great but they don't actually know the concepts and how it all flows together.

Our two strs hold 13 each- one roll per guest - interesting concept I'll have to think about that
