We therefore have an overall average of 4 people per stay.For hotels, I'll use 80% occupancy, which comes down to 42 weeks per year, and 3 people per room instead of 2 to take children into account.

The best is when they move in and immediately begin making maintenance demands for things they broke themselves, or because some man they lied about not being on the lease is living there and broke it, or one of their endless supply of children broke it  and it's like you still owe like a grand from your deposit maybe don't take such a tone when you fuss over maintenance issues you created in the first place - but God forbid you withhold whatever pithy deposit they did manage to cough up for damages because they go full throttle Jerry Springer guest in 2.2 seconds. 

Motivation, trust, capital gains issues, they like payments without work (passive income), 10's of thousands in interest, passing on their investments to children in the form of monthly payments, they admire the hustle, they want to see their property in good hands.

The space is most appropriate for a couple with 1-3 children, 3 single adults, or even a couple with a grandparent or nanny and a kid or 2.From what I'm reading, the law protects families with kids from discrimination, but can I get in trouble for doing the reverse and allowing (and potentially advertising) a higher occupancy rate if people have babies and children than if all occupants are adults? 

It's a shame since they have 2 young children. 

Big jury award in a personal injury type lawsuit, or spouse and/or children wresting control away from you when you get older, or one bad deal for one property bleeds over the makes the others vulnerable, or you find yourself unable to pay huge tax liability at some point and want to be judgment proof on paper so IRS cannot seize assets and has to do an offer in compromise with you?
