Possibly install a nest thermostat that I can monitor remotely to ensure that AC use reasonable  (with language in the lease that temps must be between 70-74 summer, 68-70 in winter OR SOMETHING)-Charge rent, then charge a more reasonable flat rate for utilities and charge back to them for anything more than whatever "reasonable" amount that I define (this may give incentive for them to not abuse utilities)My other obstacle is how I pair up compatible roommates without discriminating on Fair housing laws; I.e., how to not pair up a 60yo with a 20yo, etc.Furnishing - Common areas only?

For college students, I'm able to charge rent by the room versus a single family renting the whole house.

Alabama pays their players better and they have a better benefits program, not limited too, but including Deer Antler Spray and Dodge Charger Hellcats with a trunk full of $$$$$ upon delivery.

Hello @Rasheed-mass Ali,For my mtr office I have the following:-Good sized desk with two or more drawers -Computer chair (rated for seating 6-8 hours)-Chair mat- Desk lamp with phone charging hub (mine offers wireless charging, but there are some that can plug a USB charger)- Pens, notedpad, scissors (I.e basic office supplies)- High speed WiFi (I offer hard wired high speed internet with an Ethernet cable, and the combo modem/router let’s them connect all of their devices)-Make sure that there are plenty of electrical outlets for your guests to plug devices into.Cheers,Melissa 

The idea being, that I can build 10 or so food stalls and simply charge rent to the tenants vs being concerned with running a restaurant.

The large garage has been refinished with a metal and glass door, epoxy floor, and electric car charger.
