They are seen as low risk because many times, a large company such as Burger King, Dollar General, CVS, etc. will provide what is known as a corporate guarantee.

If I can draw them does it have to be on some special software or simple hand and ruler drawing with measurements? 

@Mark Graffagnino yes I miss the white castle , Kyrstal burger is in insult to any true New Yorker LOL. 

Frankly, if you want to treat the secondary market like a drive up Burger King window (Have it your way) loan sales are probably not your thing.

Ditto what @Terry Burger said - except we're looking for buy and hold properties in Kennesaw, Acworth, Woodstock and (parts of) Marietta.

You can still find some that are close to the 1% rule rent range but it is increasingly difficult.
