I don’t believe Dave is speaking to property investing when he speaks with folk, rather just advising people not to finance another car/boat/jet ski or what have you.As for financing vs cash purchases, it just depends on your goals, the latter certainly makes it cheaper but the former will allow you to acquire more, define your goals and figure out what you need to do to get there.But Dave is right, you should avoid taking debt unnecessarily and in this Dave’s opinion without goals all debt is unnecessary. 

I'm in a similar boat where I live in Texas and am VERY new to the game, but interested in investing out of state, back home, in Ohio.

Now I just want to make sure someone in our boat can find a bad review or a REAL REVIEW I should say.

Because laws and customs vary considerably by state, the first thing I would do is find a good RE attorney who is well versed in private lending IN YOUR STATE.Knowledge of SAFE act considerations, Usury laws, etc can save you a boat load of money and headaches later.I would probably also suggest either placing your funds with a lender who has a pool (you'll get a lower return) or working with a broker very experienced in private loans.

I listened to a podcast recently where the manager was earning 10k a year on renting their own pontoon boat. 

The wife works remotely and I have been working on boats for beer money the last couple of years.
