The property is situated right next to a picturesque pond and offers serene views and tucked-back, quiet environment while still allowing for quick access to the major amenities nearby.

Otherwise, you are as tuck either giving money to tenants, or having to cram a huge increase on tenant.

Some will last a long time, like tuck pointing a chimney (hopefully 50+ yrs) but is also pretty pricey to do when it does come up (and you typically find out you need it because you are getting a leak that took out drywall and insulation).

I would tuck this away and revisit it next year or something.

How about siding or tuck point or exterior paint, etc.

Khakis and a collard **** is ok but make sure they're clean and tucked, your shoes and belt are not ragged. 

I see a roof, floors, a driveway, brick that will need tuck pointed.

It also has no PMI which gives me the ability to cash flow. it's a 2 flat on the north east side and needs a new roof, tuck point, and some repairs to the garage.
