I'm genuinely curious; are you saying the act of doing sub2 is criminal or the people who do sub2 are criminals and con artists.

I'm not saying all PM's do this, but some do...What motivates you as a PM to go the extra mile for a property they are managing when they get a percent every month? 

For these reasons i am confident you do not need an account per unit as having that requirement would be crazy complicated (the opposite if kiss).in addition, how will anyone know that you are not following the law?  

Can do a DSCR or full doc loans but these will be long term rentals.

I find myself enchanted by short clips of deal analysis (SFH though MFH also works).Do you know where I can find channels of youtube doing it?
