I've grown really tired the 5 years of the :1) "Investors" who think they are geniuses because they have done well in an extended up cycle.

I have been married for 38 yrs. and have two grown sons...one single and one married.My goal is to provide a good living and a good retirement income from either Wholesaling, Flipping or buying Rental Properties as these are my areas of interest. 

Jobs tend to be a bit better due to the influence from Boeing and the ancillary businesses that have grown up around it.

I've grown up watching my family buy in up and coming areas before they take off.

I posted this in another thread but I've seen investors,  grown men cry, go crazy after becoming homeless and even kill themselves. 

KW has grown like a weed using this technique, and it a brilliant business move, however, I hope that they focus a bit less on building the company, and more on building their agents.That aside, the company does provide a great place for realtors to buid a business.

I had to fix or end up with a flooded basementGC yanked out a bunch of wiring and took out the upstairs tenant's heat on a Friday evening so we had to work all weekend to fix it - he refuses to take an responsibilityGC has spend some time tracing the wiring to give us an estimate ($17k to rewire) and now that he knows we're not moving forward with him, he wants to bill for the time he took to put the estimate togetherGC has been extremely disrespectful to me, yelling at me, calling me a liar, etc.

I've grown weary of handing other investors the good deals and settling for the lowly commission.

My equity in it has grown significantly and when we're ready to buy a bigger home we can refi to take equity out to pay the down payment on our next home.
