Here's the servicing language from Fannie Mae. https://servicing-guide.fannie...You should always exhaust your conventional options before considering a DSCR loan, so get the conventional financing in place and then put it in an LLC if you want after you've owned it for the requisite time period.Having said that, it's difficult to protect your assets in an sole member LLC.

I see some of this as deflationary to larger cities in the same way shipping jobs overseas was deflationary to a lot of jobs like call centers and IT.I don't know what's going to happen, but from an outside view something doesn't seem quite right when the wages are so far from the average.Jobs and wages not withstanding. the other issues that drive folks to the bay area are other intangibles like for the most part perfect weather basically year round.

If they don't move you will have to hire a bailiff as someone mentioned however 70-90% of the time the tenant will accept cash for keys and in this scenario they will move out and give you the keys without having to pay a Bailiff and typically they will try to clean up since they want to be sure to get the cash which we normally provide as $300.00 That is one of the best case scenarios... most of these sheep investing in Detroit do not have the capital to withstand a WORST case scenario - I'd rather show them what it COULD be like so they can be prepared/informed.
