If the market in your area is weak or repairs are expected to take a long time that number needs to be lower.

The dollar is strong, oil is weak, some other countries are going to negative interest rates ... inflation is not a sure thing by any stretch and positioning yourself on that assumption could really hurt if you are wrong.

The one weak point for tech would be that the Big 12 (a huge selling point for the school) is dying so they may not be a part of a major athletic conference after 2025, and that could hurt enrollment.
