I tried to reason with the guy and said the paint was done last year, any touchup needed was done but he would not buy that, he wanted everything to be painted again along with other things.At this point, I told him that I cannot spend that much to satisfy him, I am willing to break this lease and we can both go our ways, he threatens again saying that we have a contract and he needed to get this property.

If your contract with them says you have to also pay a fee for firing them before your contract is up, and you want to fire them, what worked for me was to threaten to sue them and I gave them the choice - call it good and we agree in writing to end the contract without any additional fees - or - I take them to court and let a judge decide if they have committed fraud.

Look really understanding and concerned and say really nicely that you can't find any evidence that there is a lingering problem but, you'd be happy to let them out of their lease with really fair terms.My experience dealing with tenants who started threatening to leave, is that when I'd actually offer them the option of leaving - they'd be kind of shocked and start back-tracking.I'd follow-up any discussion of offering to let them out of their lease in writing - email is fine.
