She did regular in-person technical training (like how to interpret the contracts, etc) and then sales/business training options through various RE gurus.

I don't think we need to talk about "opinions" or "interpretations" of law, as they can vary with each attorney or laymen, and nobody is correct or incorrect until case law resolves the issue.

Using a licensed professional to originate the loan SHOULD result in a fully compliant loan; but primarily do to the complexity of the legislation, the changing of the agency regulations, and legal interpretations of law, it may not.
