That kind of behavior is gross, and cowardice.

Like you said...just leaves a bad taste in the mouth to reward this kind of behavior.

Also, some people say, you will have a higher likeliness of negative tenant behavior like drug/alcohol abuse and less than desirable guests(eg. son/husband just got of prison or in a gang, or daughters BF is same).

We do mostly retail, some behavioral health, hotel, apartment building, etc...

I called ex landlords to verify behavior and current employer to verify income. 

As you already noted, it could be good to think about refining the screening process moving forward (easy way to ascertain whether or not someone has displayed signs of being a not-so-great tenant in the past).

Pandemic is affecting everyone, and you're going to have to wait or face the perfectly reasonable consequences of illegal self-help eviction.If you're willing to "take the risk" of blatantly illegal and unethical behavior, don't drag the BiggerPockets community down by asking for additional illegal suggestions. 

It rewards bad behavior and makes you look weak, which typically results in the Tenants abusing you a little more on the way out the door.
