It's just tempting to test the condo market considering there are a dime a dozen here for a fraction of the cost of a decent SFH in the same area.

At the end of the day I wouldn’t want to trip over penny’s to lose dimes.

Registered agent services are a dime a dozen.

There are some that will bait you in and try to churn every dime out of you without providing the level of service you require.

If people want/need to leave, they will.... and the lease may state they will owe you the $$ for the remaining lease, but unless you got a big deposit that will cover that PLUS and damage/clean up etc, you wont see a dime of the owed $$

Plus they kept the pet fees and a bunch of other buckle and diming  charges.

He has also repaired on his own time and dime a circuit board for a heating unit for the garage and he replaced the filter on the humidifier as well as the internal mechs inside one of the toilets that took a long time to fill the upper tank.My previous tenant was an Agriculture student, I have him a house warming gift of some gift cards as well as the contacts of people I knew who also graduated from the faculty of Ag. with a list of books they would be willing to give or sell at discount.

If they would move, I would give them every dime of their deposit, kick in another $1,000 and pay for the moving van.  

I'm thinking they are going to try and nickel and dime things to death so they don't have to give it to me.

I would start by filing a complaint with the Florida DPBR here for unlicensed activity: http://www.myfloridalicense.com/dbpr/file-a-complaint/It goes without saying to not pay a dime more, and make sure the keys/codes to the property are changed.
