We will always give a GC the opportunity to bid the entire job but if his cost is out of bounds then we may give him the demo, plumbing, electric,framing...Stuff that may require permits, but once everything is inspected & it's time to close up the walls or right after the walls are closed the remainder of the job may go to handymen with the same skill set as the GC, but not the license or overhead.

So on paper it seems like not much, but it can be 40% of the overall time to complete job, depending on full scope.Assuming you are gutting and starting from scratch, I would outline:- Draw at completion of demo- Flooring installed and covered- Electrical rough in passed- Plumbing rough in passed- Drywall installed, mudded and sanded- Cabinets installed, with any crown and pulls- Counters installed-Backsplash complete (installed, grouted and caulked)- Electrical final inspection passed- Plumbing final passed- Paint- Floors finished (if hardwoods)

Comes with experience for the most part for example paint = x per room or sqft or flooring per sqft + demo.

We were expecting to find 4”x4” posts in the wall or two 2x4 joined posts (for a true size of 1.5”x3”) worse case When they demoed to put in the new posts, that huge beam (not sure what it weighed but new beam is 900 lbs) was on 2”x2” posts.
