The "certified 203k contractor" is a training course that is provided to educate contractors on the requirements and can be presented to your lender to show that the contractor's being chosen have a competence level that exceeds the 203k requirements that the lender has to verify in underwriting the loan.

I think you've chosen some interesting markets there as well.

I'm in that situation right now: all of the multifamily options in my chosen market are "bad".

Honestly, there are a plethora of RE strategies out there, and it seems like you've chosen a couple: Buy and Hold Multifamily and Note Investing. 

We have not chosen which specific type of property as yet that will focus on investing, as stated before VERY early stages.

To be the best in my chosen profession is certainly something that I'm striving for, and I will also strive to know as much as I possibly can about a property that I'm wholesaling.

I had also chosen a path that was not well suited to my strengths.I am back again with new resolve, a healthier outlook on life, and most importantly a deal (hopefully).
