@Lucas Carl I understand you want to ignore all of this as the economy grinds to a halt, and that’s fine but to assume there’s no way to predict any of this and how it will play out is just wrong.Using past data, current data and some basic math you can see how it will likely play out.

I know that "cash flow" has been shoved down our throats because it makes money for advertisers and those companies selling it.Its time to wake up and start thinking like the big boys (family offices, hedge funds, and billionaires). 

Funds, and billionaires are playing the TH game right now, along with MF deals.

Warren Buffet became a billionaire after age 60; late 40's is like mid thirties these days!!! 

According to billionaire investor Sam Zell (Chairman of Equity Group Investments), the sellers are remembering the prices of two months ago, and the buyers are looking at a very different world now and expecting "deep discounts."

Because the Stimulus payment only looked at your AGI from 2018 or 2019 there are probably many millionaires and even some billionaires who might of gotten a stimulus payment if they had a low enough AGI.
