Most of the clients I have closed deals with have usually received correspondence from several other investors and I am still able to close deals with them somehow so I don't think it's a matter of getting a newer list per se.

From the purchase price, I guess this house is in Cordova, nicer area of SE memphis, or maybe Bartlett.So it is probably in an "A-" or "B+" neighborhood.Again, if it has had a super renovation and really good PM, the numbers can work.
