Also anyone who says they need money up front to prep paper work that's RED FLAG... title companies and attorneys for their reputable repeat lenders will do this work and get paid on the HUD prepping loan docs is super easy and not expensive for these folks its simply a DT or mortgage and Note and many times the lender has their own in house prepped docs they simply ship to the title company..  

@Yeshudas Nair, Hello, Namaste, what I did when I started to look for an area to "farm" for long term hold rental properties for my retirement portfolio 35 years ago, was to look at the weather maps on the ship.

I believe they are based out of NY but shipping is free over 1500 anyway.

As the saying goes, "The only ship that won't sail is a partnership."

I'm a mariner and spend at least half the year on a ship.

Be ready at any time to have one or more  partners jump ship. 

Did they know you have the P-ships prior to March 15th? 

We have kayaks and paddle boat neatly stored on the dock for use.

Stain on pool table felt, they let chairs blow off the dock, they lost a kayak because they didn't have it tied down.

Shipping is not as reliable as I am used to, so I would recommend planning for shipments a week before you need them just to avoid the frustration.
