I'm seeing a lot of investors that are now semi retired not interested in speculating.

I have a handyman who does counter tops, floors, toilets, and myriad other jobs, and a semi-retired painter and his housecleaner wife are a great combination I call on when a unit goes empty, and can do drywall and counter top work too.

Make sure you download their UBG (even though it says it is a beginers guide, there are alot of good tips for semi experienced investors as well) as listne to as many podcasts as you can .

Try to contact one of the tenants before the call if possible so you have some information/possible ammunition to use in the call.In the future you need to be in contact with your tenants directly on a semi regular bases to be able to stay on top of issues.

We are on a a semi lockdown at the moment so that should be expected.
