Then once he moves to the US, he can then replace himself on the entities which hold the properties, as he would presumably have a green card when he marries and only pay taxes in the US.

The new fact that the transfer to the trust preceded the investment loan substantially hinders the claim, I would think, since the original lender presumably did not rely on the equity in the house when making the loan if it wasn't a personal asset, and OP steps into the lender's shoes.
