I worked in corporate America for over 37 years.

How should i start doing this and do i need to be incorporated to do it?

I dont need to incorporate the rest of the expenses since the mortgage is already higher than collected rent.

Paying an attorney for your incorporation is almost comically expensive.

They told me that in order for any "non individual entity"  to owns the LLC, then that non individual entity will have it's own articles of organization/incorporation etc for e.g. another LLC or Corp.I explained to them it's not another LLC or Corp.

Also pay attention to additional fees they may incorporate.  18% is a bit high.
