You will definitely want a line-item contract that splits out the cost for each part of the job, with good descriptions ("new granite countertop purchae and installation" instead of "new countertop").

We invested about $80,000 in a complete renovation with included the following: painted top to bottom, all new flooring, new counter tops, sanded and repainted kitchen cabinets, added more cabinets in kitchen, new split unit HVAC, tankless water heater, all new furniture, new trim and blinds.

I'm not talking about putting in quartz countertops in a rental property....I'm talking about repair work that keeps your rental property structurally sounds.  

I think white is a good neutral, looks clean and works with different countertops and floor colors.

Research the neighborhoods where the properties are located, (check average income of the area) as you don't want areas that attract high turnover, that will cost you big in rehab every time a tenant moves out.Avoid non friendly landlord cities, this would also include cities that nickel and dime you in landlord taxes, occupancy tax, and permits (always finding issues with your property to charge you a violation)If out of state, it's impressive to find a good competent property manager who communicates to you.New, flooring, counter tops, cabinets, appliances, light fixtures, etc. can add value to a property.

Hello all, I just purchased my first 3/2 SFR in NE Pensacola and it needs advanced cosmetic work: cabinet finishing, countertop replacement, a window, roof repair, some wallpaper and texturing work, minor water damage in bathroom ceilings in vicinity of leaking roof boots.
