Now my plan is to leverage the one piece of property that is a strip beside the homeowner's property to force him to buy it, and with the other property that is fenced-in that the tax assessor says is two acres I would like to get it survey to see how gave the property actually is and where exactly it ends at, and maybe leveraging it in between one of the two neighbors. and the other one that is two pieces of land split by a creek I was thinking of leveraging that to the connecting neighbors as well it is in a nice area all three of them are.

Everyone has different goals, and you should survey all of these strategies so you know what options are available for you. 

I used data the Census Bureau's American Community Survey, which publishes excellent data annually on every MSA in the country.I limited the study to MSAs with populations above 100,000.

They do quarterly market surveys and the info in those reports are pure gold.

Appraiser will do a rent survey of other units listed for rent and any contracts they might find.

There may be expenses related to an appraisal, survey etc but noting else.His business decisions and the purchase of a residential property are not linked in the contract two very separate things.My take is this is a joke, but I have put a call into my RE attorney.

By FedEx or otherwise....and seller confronts the realtor...they'd be in a world of hurt.You can offer to pay title, pay for a survey, waive home warranty, put plenty of option money or no option period, waive entirely the appraisal contingency and other ways to make your offer stronger.The good news is in my experience is that you'll find a better house, or one better priced, or in a better location, or something you like way better than this one, even if it doesn't feel like it today.
