They have more access to customers, more advertising, more traffic.Giving it to the right broker will likely generate a higher sales price for you....more tours, more offers, more people left in the second round for highest and best.   

As I'm analyzing deals and getting out there to tour properties, I'm also trying to build a team for when I ultimately start making offers.

Unless your visiting on a tour, you just don't walk up to the brewery, nock on the door, and say "I would like to purchase. 12-pack".

Otherwise, potential buyers will just have to make time during the week to tour the home or have their agent do a virtual tour.

I expressed my intention to finish renovations, take pictures, and list the unit online so that I could collect applications and compare them and told this person that I would be happy to take their contact information and update them once I was listing the unit.I started getting a weird sense about this person when, after I mentioned uploading pictures to the future listing, they said they didn't need to see pictures or take a tour, they knew they were interested as they'd seen my builders doing a lot of work and taking new materials into the house.

The best agents are also investing and/or have heavy hitter buyers, so if I come across a great deal myself I’m either buying it myself, getting a partner (maybe someone like you) or sending a video/touring with my most frequent buyers.
