When I went bungie jumping, I went to one of the places that had a giant air bag at the bottom, even though the bungie cord didn't fail.

Please don't think I'm against cash flow, I just think selling someone on that idea is not my cup of tea.

Usually they've looked up the price online for a furnace (which isn't the same as what I pay) or they've been to Home Depot to see how much a 25 ft bag of duct costs.

I've seen news items about the operators of these businesses showing up at tax offices with bags of (no doubt smelly) cash.

I also wouldn't want to be a lender holding the bag on new construction or development in this market, either.

I like to show my tenants that I am just like them, and I respect them.Many times, if I have alot of material to bring to the property I will be unloading my trunk and floorboards with bags of stone to put down in the driveway, or will have 12 foot pieces of trim or 2x4 sticking out the back window of my car and I hope this shows my tenants that you can make things happen with what you've got.

Now they get to hobble up and down the stairs every time they want to enjoy a cup of tea out there.
