You say a refi doesn’t make sense because of the high interest rates.

I am trying to see a half glass full here, with the virtually zero down, and an exception pocket as when you look at the street it looks stable lets say as compared to what other 4 plex pockets I have seen, those ones appeared physically and mentally obviously beyond hope.

I've never heard anyone that owns property for an extended period, let's say a decade or more, show me a truly strong losing investment. 

By what you say as to not caring about making the repairs I am assuming they are legit, which means the issue is not with the tenant but with your property and to that effect your investment business for leasing a "maintenance bomb" waiting to blow. 

Figured it would be worth a shot to see if there was any crossover for the real estate hard money lenders (as there are many more in real estate than say a general business private lender).

What does your payment schedule say as far as how many days out before you receive the payment.

If I could speak to my younger self or anyone who cares to listen I would say as clearly as possible, buy and hold RE in good areas that at minimum have a 1:1 debt service coverage ratio.
