If in the heading of a contract you have "Option Contract" it better be a valid option contract, otherwise it appears that you were engaging in giving the perception of doing something that actually doesn't conform to the requirements of that type of contract.

Another issue was that despite it was a legal non conforming property, given a fire or natural disaster the house could be rebuilt but only on the existing footprint and within a two year time frame.

I have conforming ( not commercial) mortgages from two local town banks ( Northwest Savings will finance 4) but had to go on line to find two others (Roundpoint( they do do loans any more) and Quicken ( I am applying for another this week.Good luck

It helps me look at the year and read down that column to see what the returns were to visually compare.What I wanted to do and what I started out doing was trying to figure a way to include my additional payments I make since I don't conform to just paying the standard principal amount.

But you should be able to show the property at any time.Now, my lease has been reviewed by an attorney here in CO, so I'm sure it conforms to CO laws (though, you never know what a judge might decide if it comes down to that.)

IMO, states may simply change notices required to conform to Dodd-Frank in foreclosure requirements without breaking down origination dates and setting different standards, so address this with your attorney.

If it’s an existing non-conforming they might let you keep it if you can show it’s in good shape and meets requirements (I relalize it’s not Section 8), but look up the Section 8 checklist for rentals and make sure all those items are checked off, no peeing paint, smoke/CO detectors, handrails, etc.
